Project Description

The Columbia Hotel, London, is set across five Grade II listed Victorian townhouses dating back to 1856. Renowned for its musical history, the hotel is now undergoing a wide-ranging refurbishment programme.

As part of the mechanical and electrical (M&E) modernisation strategy, the hotel identified the need to replace its primary passenger lift, which had been out of service for over five years. The goal was to restore reliable vertical transportation and enhance efficiency, sustainability, and passenger comfort while respecting the heritage of the building.

To achieve this, LECS UK was appointed as the specialist lift consultancy firm to advise on technical requirements, produce detailed specifications, and oversee the design, tendering, and installation of a new passenger lift.

Engineering Challenges

Delivering a modern lift system within a Grade II listed structure posed several engineering challenges:

  • Heritage Constraints: Any intervention had to respect the historic fabric and architectural integrity of the Victorian townhouses.
  • Space Limitations: The existing shaft dimensions restricted available options, requiring careful engineering to optimise the lift design within tight tolerances.
  • System Obsolescence: The previous hydraulic lift was beyond repair, necessitating complete removal and structural adaptation for the replacement system.
  • Performance Demands: The hotel required a lift that would provide smooth, reliable transport across six floors, with modern safety and efficiency standards, while blending seamlessly with the building’s aesthetic.

LECS UK’s Approach

Led by Michael Ford, director and specialist lift consulting engineer, LECS UK began by carrying out a full condition survey of the redundant lift and existing shaft. Following feasibility analysis and consultation with the hotel’s appointed architects and interior designers, the firm recommended a high-performance traction passenger lift system as the optimal solution.

Key specification highlights included:

  • Type: Machine-room-less (MRL) traction passenger lift
  • Travel: Six floors (basement to fourth floor)
  • Speed: 1.0 m/s, ensuring quick yet comfortable passenger transport
  • Control System: Microprocessor-based with energy-efficient drive technology

LECS UK provided a full consultancy service, including:

  1. Design and Specification: Detailed engineering design, performance specification, and compliance with BS EN 81 standards.
  2. Tendering and Procurement: Independent tender evaluation to ensure value for money and technical compliance.
  3. Project Management: Overseeing contractors on-site, ensuring installation quality, programme delivery, and adherence to safety protocols.
  4. Commissioning and handover: Final inspection, functional testing, and certification to confirm operational performance.

 Design Integration

Beyond engineering performance, the lift interior was designed to reflect the hotel’s unique character, where Victorian heritage meets a distinctive 1970s influence. Working closely with the client, LECS UK ensured that the final specification integrated technical excellence with design aspirations.

Notable features included:

  • Landing Entrances & Cabin Interior: Patinated bronze finishes, selected to age gracefully and complement the building’s historic aesthetic.
  • Flooring: Black-and-white chequered flooring, echoing period design cues while providing durability.
  • Lighting & Controls: Warm LED lighting with bespoke control panels designed for accessibility and ease of use.

Project Outcome

The completed installation has transformed guest circulation at the Columbia Hotel, delivering a lift system that is:

  • Reliable: Engineered for decades of smooth, low-maintenance operation.
  • Architecturally Sensitive: A sympathetic blend of modern engineering and historic character.

Michael Ford, LECS UK said:

“The Columbia Hotel’s lift had been out of action for many years. Our role was to engineer a solution that restored vital vertical transportation while enhancing sustainability and respecting the building’s heritage. The result is a system that not only meets the client’s operational needs but also enhances the overall guest experience.”

This project exemplifies how LECS UK’s engineering expertise delivers bespoke lift solutions for heritage environments and hotels. By balancing technical innovation, sustainability, and architectural sensitivity, the new lift provides the Columbia Hotel with a lift equipped for the future.
